BlueCHP
Properties
The BlueCHP portfolio consists of high quality housing with a mix of housing types, including free standing cottages, townhouses, units and apartments. The majority of the dwellings are new and have been acquired from new property developments built within the past two years.
 

The BlueCHP property portfolio as at the 30 June consisted of 506 dwellings, with 184 owned by BlueCHP and 322 leased from Housing NSW, some of which are subject to transfer of ownership as indicated in the achievements section below. By 2011, based on current development projects in the pipeline the portfolio will grow to more than 1,000 properties.

Our achievements in growing the portfolio are summarised below:

  • 52 dwellings with AHIF, NRAS and equity funding have been completed, tenanted and are now being managed in diverse locations of “high” and “moderate high” housing need.  (LGA’s of Campbelltown, Bankstown, Fairfield, Penrith and Shoalhaven). 
  • 107 dwellings under SHGF1 have now been contracted or purchased, tenanted and managed by the 5 member Community Housing providers.  These properties have been provided in areas of “high” housing need and are close to transport and essential facilities.  (LGA’s of Bankstown, Parramatta and Penrith).
  • Approval of funding assistance ($19M) for some further 135 dwellings in diverse locations under the SHGF2 program in August 09 these are in process of purchase or construction for staged delivery before the end of 2010.
  • Through Nation Building and Economic Stimulus Program (NBESP) was awarded 99 dwellings under Stage 1 which were tenanted by June 2010 with ownership transfer to occur shortly. Won a further 276 properties in NBESP Stage 2.
  • BlueCHP also led the bid for Member organisations in the HNSW Asset Ownership Transfer tender successfully winning 200 or 500 dwellings.
  • In a tender for land in Campbelltown, BlueCHP was the preferred tenderer and ultimate purchaser of a gateway site.  Development will soon commence to construct a two stage 74 units plus retail and commercial development – a first for a community housing provider to be developed in its own right.

The value of assets won in the Nation Building and Asset Ownership tenders are estimated at $85m, placing BlueCHP in a good position from which to leverage growth in the property portfolio.

 

The majority of BlueCHP housing is flexible two bedroom configurations, providing for smaller families, couples with no children and single people which are the most in need in the areas where BlueCHP property is located. Most of the Nation Building new dwellings are also one and two bedroom units, further increasing Members capacity to meet smaller households’ need in areas close to services and transport. Proportional dwelling size by bedroom is shown in the chart below.

 

As at October 2010, BlueCHP property portfolio is spread over 14 Local Government Areas in NSW; Bankstown, Blacktown, Blue Mountains, Camden, Campbelltown, Eurobodalla, Fairfield, Goulburn, Liverpool, Parramatta, Penrith, Queanbeyan, Shoalhaven, and Wollongong.
